Annual Meeting Minutes
January 25, 2018
1. Owner sign-in was completed and the meeting was called to order at 7:05.
2. Introduction of current Board members – Lindsi Kerstetter, President; Amy Johnson, Vice President; Kevin Howze, Grounds; Debbie Hill, Treasurer; Bailey Williams, Member at Large, and Mary Bohn, Secretary.
3. 2017 highlights
a. A review of our sprinkler systems, performed by the City at the Board’s request, assisted in identifying multiple sprinkler line breaks, requiring costly repairs. We had another break recently near the front gates that will need to be fixed this spring. There are also sprinkler heads along the canal that need to be moved further inland. The repairs have already resulted in smaller water bills.
b. A section of fence, and the enclosure around the sprinkler box, was replaced at the playground.
c. Damage to the front gate, caused by a homeowner’s car, was repaired and covered by the homeowner’s insurance.
d. The HOA web site has been replaced with one that is more usable for the community and much easier for the Board to update. The President will email the community shortly to make everyone aware of the new web site and HOA email address.
4. 2017 Treasurer’s report (included below)
a. The Treasurer reviewed the full year cost estimate and actuals for 2017, and the 2018 budget. Because of the costly sprinkler repairs, we were unable to reserve any money in 2017 for future street repairs. The budget for 2018 includes a reserve for future street repairs.
b. Because of the extremely tight budget for 2017 and several unpaid homeowner dues, the annual dues were increased $40 this year to $435/year. The Board will be filing liens against the homeowners who have not paid prior year dues.
5. Owner/Board discussion
a. Concern was expressed regarding cars parked at the gate waiting for the school bus, blocking traffic and increasing risk to the children. The President will email our community reminding them not to sit parked at the gates.
b. A request for more transparency by the Board was made. The Board will keep this in mind going forward, and noted that we already communicate to the homeowners via email, web site, mail, and as needed, notices posted to homeowner doors.
6. Board member nominations and elections – the 2018 Board is:

e. Jennifer Roberts – Member at Large
7. The Board will next meet on Monday, February 5th, at 7:00 PM at Debbie Hill’s home.
