Lone Oak Creek Homeowners’ Association Minutes
March 5, 2018
1. The meeting was called to order at 7:11 PM.
2. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s Report
a. There are still 3 unpaid dues from 2017 and prior. Filing of liens is in progress (Debbie)
b. Thirty homeowners have not paid for 2018, which were due March 1. (Debbie)
c. Lindsi will send an email to the community reminding everyone that the due date was March 1 and that interest will begin accruing. Also, gate clickers will be deactivated on April 1 if the dues remain unpaid. (Note: the homeowner can enter their code manual at the gate to enter, but the clickers will be deactivated.)
5. Grounds/Facilities Report
a. Status on landscaping quotes for 2018 (Kevin – no update)
b. Status on one-time credit requested from the city for water usage (Debbie – in progress)
c. Sprinkler repairs – Debbie will call JMac to initiate repairs for the following:
i. Recent water break at front entrance
ii. Broken sprinkler head in the Wild Creek common area
iii. Possible break at the playground, grass has been wet in one
d. Update on street light which is out at the entrance. (Lindsi checked with the city on work order #900858609, and it was closed in December because they could not find the street light. Lindsi opened a new work order, 900868042, and will call the city frequently to get a status)
e. Street sign for 159th & Creek Heights, which we have been unable to fix. (Kevin)
6. Ad Hoc Committee Reports – none
7. Old Business
a. Bricks have fallen off the wall at the entrance.
i. Kevin – Frankie’s quoted $275 for labor and concrete, assuming we can use the existing bricks
ii. Bill Turner forwarded a quote to the HOA email, which Lindsi will forward to Kevin.
b. For the two house closings in February, Debbie will send letters to the homeowners regarding the requirement to change the gate codes and requesting contact information. Debbie will also send a letter to the homeowners in the house built last year by Carr. (Debbie- complete. Lindsi will deactivate gate codes and clickers on March 13 if there is no response)
c. Remove expired corporate gate codes (Lindsi - complete).
d. Review insurance coverage (Debbie).
e. Take over gate responsibility (Jennifer).
8. New Business - none
9. Date and time of the next meeting – Monday, April 9th, at 7:00 PM at the Hill home.
