Lone Oak Creek Homeowners’ Association Minutes
June 11, 2018
1. The meeting was called to order at 7:04 PM.
2. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Jennifer
Roberts, and Mary Bohn.
3. Minutes from the prior meeting were approved.
4. Treasurer’s Report
a. Status on liens for unpaid dues from 2017 and prior - Debbie is working with our HOA
attorney, Matthew Winton, and will send letters to the 3 homeowners in this category
letting them know the amount due and that the attorney will file liens if the dues are
not paid immediately. The liens will include the attorney costs.
b. Status on 2018 dues – there remain 6 unpaid dues for the current year
c. The repairs & maintenance cost for this month is the masonry work on the brick walls
at the entrance.
5. Grounds/Facilities Report
a. Landscaping
i. Nick will work on an overall plan for the flower beds. The Board needs to
purchase the plants for Fernando to add to the flower beds.
1. One redbud tree is needed at the entry to replace a dead tree. (The tree is not
dead and will be replaced in the Fall if needed)
2. Debbie will work with Nick to purchase $200-$300 of drought tolerant
annuals for the entrance. Debbie will ask Fernando to clean the flower beds.
b. Status on sprinkler repairs by JMac (Debbie)
i. Water break at front entrance – no breaks were found. The issue was probably a
valve stuck open.
ii. Broken sprinkler head in the Wild Creek common area – we don’t know which head
is broken and will have to watch this area.
iii. Possible break at the playground – a broken valve was replaced at a cost of $263.
iv. The area by the canal is not currently being watered.
c. Street sign for 159th & Creek Heights, which we have been unable to fix. (on hold)
d. Replace “open inward” sign on the front exit gate (Debbie has requested a quote from
Fast Signs)
6. Ad Hoc Committee Reports – none
7. Old Business
a. The annual neighborhood walkthrough was done on June 13th. Mary will document
and mail the non-compliance letters.
8. New Business
a. We have about $3K currently in the street repair fund and Debbie feels that we can add
an additional $1K, so we should be able to do street repairs this year. Nick will call
A&B for a quote and an estimate for when the work could be done.
b. Two houses having closings this month. Debbie will send letters letting them know that
they must change their gate codes.
9. Date and time of the next meeting - Monday, July 16th, at 7:00 PM at the Bohn home.
