Lone Oak Creek Homeowners’ Association Minutes
October 7, 2019
The meeting was called to order at 7:01 PM.
Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Jennifer Roberts, and Mary Bohn.
Minutes from the prior meeting were approved.
Treasurer’s Report (Debbie)
Costs are as expected and we are within our overall budget. Fernando’s bill for landscaping was paid for July through August.
Grounds/Facilities Report
There is a dead evergreen at the entrance. We discussed replacing it with a redbud tree, but following the meeting, the Board agreed that we should remove the tree since it is in the canopy of a nearby tree. Debbie will request removal.
Debbie will ask Jim to winterize the sprinkler system.
Ad Hoc Committee Reports – none
Old Business
Debbie is requesting bids to replace the fence panel, posts, and utility items attached to the panel, at the Wild Creek cul-de-sac. Replacement is needed due to termites, and we may need an exterminator if the termites are still active. (on hold)
The new owners for 4620 NW 156th did not respond to the new homeowner letter so their clickers will be deactivated (Jennifer). Debbie is sending a second notice.
Lindsi will check if they have fixed the fence panels along the canal, if not, Mary will send a non-compliance letter. (Complete - following the meeting, Lindsi confirmed that the fence has been repaired)
The following homes had closings in July but the homeowners did not respond to the new homeowner letters to provide contact information and new gate codes. Therefore, Jennifer will deactivate clickers for 4620 NW 156th, 15704 Wild Creek Dr., and 4624 NW 157th Terrace. (Note that the homeowners can still enter their gate codes manually)
Debbie will ask the person, who did prior work on the brick wall at the entrance, to check the wall at the entrance and along Lone Oak Drive to let us know what work may be needed.
New Business
The latest two clickers that were activated did not work. Jennifer is working with the vendor to determine if we have a bad batch of clickers, or only some that are defective.
Mary will send a non-compliance letter for the rental house on Creek Heights asking that the tree stakes be removed (complete)
