Lone Oak Creek Homeowners’ Association Minutes

June 15, 2020


1. The meeting was called to order at 8:00 PM.

2. Quorum was certified. Board members present were Lindsi Kerstetter, Debbie Hill, Stacy Morhead, and Mary Bohn.

3. Minutes from the prior meetings were approved.

4. Treasurer’s Report

a. The main expenses since that last statements are 6 months of insurance premiums, LPs for landscaping, and the sidewalk repair.

5. Grounds/Facilities Report

6. Ad Hoc Committee Reports – none

7. Old Business

a. The new homeowners at 4708 NW 157th Terrace have not responded to the welcome letter to choose a new gate code. (Jennifer will deactivate the clickers, Lindsi will verify with Jennifer that this was handled)

b. The sidewalk along Lone Oak Drive near the canal needed to be replaced. The Board agreed to move forward with Shield Construction. (Complete)

c. As follow-up to the gate upgrade, Lindsi sent an email to homeowners on 6/7/20 reminding everyone to be cautious about giving out their gate code or giving access to anyone you don’t know who calls from the gate. (Complete)

d. Due to complaints, noncompliance letters were sent to 4701 NW 158th Street for paring cars on the street overnight, and to 4713 NW 159th Street for having a flat bed trailer parked beside the house and visible from the street, and for large mufflers sitting on the other side of the house. (Mary – complete)

8. New Business

a. In Sept-Oct, the Board would like to seed fescue grass under the trees at the entrance. There is not enough sunlight there for Bermuda grass.

b. A homeowner reported a broken sprinkler head on Lone Oak Dr. just south of our entrance. It was checked out by our sprinkler contractor and no problem was found. (Complete)

c. A representative from Lone Oak Cove is heading up a task to address the algae in the canal on the south end of our neighborhood. A professional from the OSU extension office met with him at the canal and identified it as pondweed, which will take over if not addressed. The intent is that the four neighborhoods who border the pond would split the costs for remediation. Lindsi has forwarded two proposals for review.

i. The Board discussed the proposals and agreed that the Robison Wildlife Solutions bid was too expensive, and that the TurnPro Aquatics proposal seemed reasonable. Lindsi will forward our response to the Lone Oak Cove representative, along with our questions.

d. The Board completed a neighborhood walk-around prior to our meeting, and Mary will send out the non-compliance letters.

9. Date and time of the next meeting – Monday, July 20th, at 7:00 PM in Lindsi’s back yard.
